For anyone looking to buy a condo in need of renovation to sell on, rent out, or live in, the older View Talay building such as View Talay 1, 2, or 5 are superb options. The units are slightly larger than what you would get in many modern buildings, so they offer plenty of scopes. Naturally, many units have already been renovated, but new ones frequently come up for sale.
2. Nirun Condo
For those looking to pick something up relatively cheap but still in the heart of the city, Nirun condo is an obvious option. Units often become available for little more than THB500,000, giving you plenty of room for manoeuvre when it comes to alterations. While this isn’t perfect for many people, it suits those who want to live in Pattaya on a budget.
3. Lumpini Naklua
There are several Lumpini properties in Pattaya, but the one on Naklua Road is perhaps the best option if you have rentals in mind. Many units are still available, and the excellent facilities, proximity to the beach, bars, and restaurants, along with the baht bus route, means that it is an attractive rental property.
4. The Urban
In reality, there are several options on Soi 15 between Pattaya Second Road and Soi Buakhao, and the properties which are approximately ten years old such as The Avenue, The Pride, City Garden, and The Urban, all have units with the potential to renovate. The location makes it ideal for tenants who want to make the most of the city’s nightlife and may not have their own transport, with all the main areas being within walking distance. The rental appeal is apparent when tourists start to return.
For those looking to pick up a larger, high-quality condo in an older building, Saranchol on Naklua Soi 18 may be your best option. This is an exclusive property that is well maintained, and the larger units make it highly desirable, especially on the south side of the property. The area is very popular, and the units don’t stay on the market long with alternative options in the area, including Ban Rimpha, Sky Beach, or Park Beach – all of which are older but have similar qualities.
